How The Soil In Fort Worth Contributes to Foundation Problems In Homes

Different soil types affect a home’s foundation in unique ways. Texas is huge and has a large variety of geography, surface geology and climates in the area, as well as a multitude of soil types. What this means for Texas homeowners and homebuyers is that the foundation of your (prospective) home will be affected by the type of soil found where your home is built.

As such, it is important to learn about the specific soil type in your area and the impact it may have on your foundation now or in the future. In this post, we shall look at the most prominent soil types found in Forth Worth Texas and what this means for homeowners and homebuyers.

There are various types of soils found in Fort Worth, so the foundations of homes and buildings in different parts of the city will be influenced by the specific soil type found there. As such, having a soil test performed would go a long way in helping you identify the exact type of soil and its characteristics. However, the most common soil types found in Fort Worth are clay-rich soils and sandy loams.

Areas found in Central and Eastern Tarrant County have clay-rich soils formed by different limestone formations consisting of shale and limestone. Areas of Fort Worth in Eastern Tarrant County are supported by Woodbine sandstone, which is dominated by sandy loams and clay-rich soils.

[caption id="attachment_358" align="aligncenter" width="300" class="center "]Tarrant County Image Courtesy of Tarrant County[/caption]

Loam soils are ideal for foundations because they are evenly balanced and can therefore maintain water at a balanced rate. However, because the loam soils in Fort Worth are sandy in nature, they might allow for some subsurface water movement, which can be harmful to a home’s foundation over time. This is because sandy particles may be washed away when moist, leaving gaps in the foundation.

Clay-rich soils that are highly absorptive can put a lot of pressure on concrete foundation walls. In fact, expansive clay soils are probably the most difficult to deal with when it comes to building foundations. This is because they swell significantly when they get wet, and can have a 10% increase in volume. This creates the kind of pressure that could crack a concrete foundation wall or floor slabs. It could even lead to foundation movement, which might result in damage to a home’s upper floors.

Moreover, expansive clay soils will also shrink when they dry out. The resulting cycle of shrinking and swelling puts constant stress on concrete foundations. Fissures may form in the soil that would allow water runoff to seep through basement walls.

If you’re planning to build a home in Fort Worth, knowing the type of soil in the land where you intend to build you would give you a good idea of what to expect in terms of potential foundation problems. It is also important to find out what measures could be taken during construction to minimize the chances of foundation damage. For instance, in the case of expansive clay soils, stabilizing the moisture content in the soil would go a long way in preventing foundation damage.

Unfortunately, most people don't buy their homes based on the type of soil they are dealing with.  In Fort Worth, and North Texas in general that likely means at some point in time dealing with foundation cracks or more sever damage.  If you have any signs of foundation damage on your home then contact Texas Foundation Pros for an estimate for repair.  In the meantime, check out this hilarious video from our partners, GL Hunt:

Look Out For These Warning Signs Of Foundation Damage

Foundation damage is one thing you cannot afford to ignore, as it could mean serious danger for your home and its occupants if left to worsen. Most homeowners worry about the cost of foundation repair. However, think of it as an investment in maintaining your home’s value and overall appeal.

There are a number of things that could cause your home’s foundation to become damaged. What’s more important, however, is to know the warning signs of a damaged foundation so you can take the necessary action in good time. The following post lists and breaks down the critical telltale signs you need to watch out for:

9 Critical Signs of Foundation Problems

If you’re buying, selling, or just assessing the health of your home’s foundation, then you need to be able to identify the warning signs of foundation problems. If left unattended, a shifted or settled foundation can cause serious trouble across many parts of your house. Learn the warning signs of real foundation problems before you need serious repair.

  1. Cracks
  2. Misaligned Doors and Windows
  3. Sloped Floors
  4. Separated Wood Floors and Popped Tiles
  5. Separated Baseboards and Crown Molding
  6. Rotated Wall
  7. Bowing Walls
  8. Space in the Ceiling
  9. Wet Crawl Space or Basement

As discussed in detail in the post, cracks are probably the most common warning sign of foundation damage. Residents of areas that experience very high temperatures know that cracks the chances of foundation cracks forming as a result of the summer heat are pretty high. That’s why mitigation measures such as hosing around the foundation to keep the soil around the home wet is quite popular.

However, foundation damage is not limited to the hot months. Wet and cold weather could do just as much damage. The following post looks at what heavy rains could mean for a home’s foundation:

How Heavy Rains Can Cause Foundation Damage

Lots of people hate the rain because it means getting wet, outdoor activities being canceled, and being stuck inside when you’d rather be enjoying the sunshine. But worse than that, some people rightly hate the rain because it’s causing serious foundation damage in their homes. While a little rain usually isn’t a problem, homes with improper drainage are in fact susceptible to severe foundation problems, and something as seemingly minor as heavy rain can be enough to cause damage. Read full post at Eden Structural...

The main point here is that once your foundation becomes damaged, no matter how minor it is, you can only expect a downward spiral. It would be best to assume that anything that could cause the damage to get worse, will. The sooner you get it fixed, the better (and cheaper).

cost of foundation damage

When buying a home, it’s important to look out for any signs of foundation damage. Foundation issues could end up costing you a lot of cash to repair. The following post highlights some of the things you may have to deal with if your newly purchased home has foundation issues:

Dangers of Buying a House with Foundation Problems

Finding your dream home is a daunting task that takes months or even years. And when you finally see “the one,” finding out that it has foundation problems can be so heartbreaking.

There are a number of risks and dangers that you’ll have to take if you decide to go ahead and buy the house despite the issues. Often, these issues can be easily dealt with and the cost, stress, and time involved may be worth it.

However, understanding what you are up against before signing a sale agreement, will make the process easier. So, before you do anything, ensure that you hire a professional structural inspector to inspect and advise you accordingly. Read full post at Building Inspection Austin…

This is no way means that you should immediately strike a home off your list because it has foundation problems. A more reasonable approach would be to get a foundation repair expert to examine the home so you know just how serious the damage is and what it would cost you to have it fixed.

Is Foundation Repair Covered By Insurance?

Most homeowners would reason that their homeowners insurance should cover any damage that is not the homeowners fault. However, that’s not how insurers reason; they will have a list of events they accept and events they reject. Events that are considered too risky, such as earthquakes and floods, are unlikely to be covered.

Unfortunately, the same rule applies to foundation damage – if it is too risky, the insurance company is unlikely to take responsibility for the repairs. That means the events covered by your homeowners insurance are those less likely to occur, as the following post reveals:

For your foundation repairs to be covered by insurance, they have to be caused by an event your company 'accepts'. Events homeowners policies generally cover that could cause foundation damage are:

Events You are Covered for

  • Lightning or fire
  • Explosions
  • Vandalism
  • Collapse weight of snow, ice, or sleet
  • Windstorm
  • Riots or civil disturbances
  • Falling objects
  • Water damage from plumbing, heating, or A.C. overflow
  • Damage caused by aircraft
  • Damage caused by vehicles
  • Volcanic eruption

If any of the above caused your foundation damage, then you can file a claim for your insurance company to reimburse you for the repairs. Read full post at Value Penguin...

From the list above, you can probably tell that most foundation damages will not be covered by your typical homeowners insurance policy. This is because most insurers don’t cover the most common causes of foundation damage, such as natural settling.

[caption id="attachment_345" align="aligncenter" width="300" class="center "] Image Courtesy of Pixabay[/caption]

To confirm whether your foundation damage is covered or not, you need to establish what caused the damage. For instance, while you won’t be covered for damage resulting from a faulty construction, you might be covered if the damage is caused by a burst pipe. The following post discusses how insurance companies look at foundation damage and repair:

When Home Insurance Does Not Help

There are many situations in which home insurance will not foot the bill for a crumbling foundation. Insurance covers accidental and unavoidable problems. This often does not include typical soil erosion. It often doesn't cover contractions of the foundation due to poor construction either.

Your home insurance policy will typically exclude this type of coverage. Insurers view the conditions that cause this type of damage to be normal maintenance on the home. It is typical wear and tear.

  • Were you able to prevent this from occurring?
  • Could you have improved or minimized risks before the foundation damage occurred?
  • Did it occur over time or suddenly?

Asking these questions can help identify whether home insurance covers foundation issues. Read full post at Garland Insurance...

Asking the questions listed in the post above may help identify whether your specific foundation issues are covered. However, it is still advisable to speak to your insurer and find out about your specific policy.

[caption id="attachment_346" align="aligncenter" width="300" class="center "] Image Courtesy of Pixabay[/caption]

Depending on the natural occurrences that are prevalent in your area, you might be covered for foundation damage under a specialized insurance policy. These specialized policies include flood and earthquake insurance policies. The following post discusses flood insurance and whether it would help in case of foundation damage:

What About Soil Runoff Damage To The Foundation?

Homes experiencing flooding sometimes suffer damage to the foundation. This can often happen as a result of soil runoff. The waters from a flood can pull soil away from the foundation, exposing it to cracks, settling and other issues. When this happens, it can lead to very costly repairs.

If you have this type of damage, it is very important to take the following steps:

  1.  If you notice any runoff occurring, make repairs immediately to protect the foundation.

  2.  Report any damage from the flooding to your insurance agent. He or she will inspect the property.

  3.  Take action as soon as you notice damage to the foundation — such as cracks, settling, or water leaks. Don't allow the problem to go on unattended. Read full post at Affordable Insurance Group...

While a specialized policy may cover the cost of foundation repair, this means taking out an insurance policy separate from your standard homeowners policy. Although this is an extra cost, it is highly advisable if you live in an area that is highly prone to earthquakes or floods.

If you need your home’s foundation assessed, it is best to work with the professionals. An expert foundation repair specialist will tell you exactly what caused the damage and offer advice on what action to take, and whether an insurance claim would be successful.

Help! My Home Has Foundation Cracks!

A sudden or slowly developing crack in your foundation or basement wall will certainly grab your attention every time you look at it. On one hand, it could mean that a new home is settling in, which is a natural process. However, it could also mean that your home has serious structural problems that might become dangerous if ignored.

[caption id="attachment_339" align="aligncenter" width="300" class="center "]Foundation Crack; home foundation crack Image Courtesy of Pixabay[/caption]

When you first notice a foundation crack, don’t panic. They are actually quite common, and often occur as a result of extreme temperatures. This means that homes in areas that experience high summer temperatures are particularly prone to foundation cracks. The following story is a good example of this:

Extreme drought causes home foundation cracks across the Valley

HUNTSVILLE, Ala. (WHNT) - The crippling drought in North Alabama isn't just hurting farmers and drying up water sources, it could also threaten your home. Foundation repair experts say this is the busiest they've been, in the company's 15 year history.

“The last time we saw a drought like this was in ‘07," says Ben Bayless, the owner of AFS.

From afar, the Drach family's home looks in pristine condition. “Very frustrating," says Jesse Drach. “Inside, we have several cracks getting bigger and bigger.”

When you take a closer look, you can see major cracks have formed, both inside and outside. Read full news article at WHNT…

In states such as Texas, where we actually expect really high temperatures, foundation cracks can be quite common. This is why, as the story above discusses, some Texan homeowners ‘water’ their foundations to prevent those cracks.

[caption id="attachment_340" align="aligncenter" width="225" class="center "]cracked walls Image Courtesy of Pixabay[/caption]

In order to deal with foundation cracks appropriately, you need to understand whether you’re dealing with a minor problem or a serious one. Fortunately, there are ways to tell what the cracks in your foundation indicate. The following post highlights some of the most common foundation cracks and what each means:

Diagnosing Cracks in Your Foundation

Cracks in your foundation come in a wide variety of shapes and sizes. It is not unusual for foundation cracks to form within the first year of new construction, often near windows, corners of the walls or floors or in the longer sections of your foundation. Most are due to foundation settling and are usually not a cause for concern. If cracks become larger or allow water to seep through, call an expert right away before the damage becomes worse.

Is My Foundation Crack Normal or Dangerous?

If you are unsure about your foundation cracks, monitor them to see if they are increasing in size. Simply use a pencil to mark off and date the ends of each crack. Within a period of time you will be able to tell if the crack is due to natural settling or if it indicates a more serious problem. Tracking them will also help foundation repair experts determine how they were formed and the best way to fix them. Take a look at the types of foundation cracks below to determine if your foundation crack is a cause for concern. Read full post at Airlift Concrete…

While you should not panic when you come across a foundation crack in your home, it is always wise to play it safe. Ideally, an expert inspection should help clear up any confusion you may have. However, it is also advisable to pay attention and take note of any changes you notice in the cracks.

[caption id="attachment_341" align="aligncenter" width="300" class="center "]sticking doors Image Courtesy of Pixabay[/caption]

It also helps to understand why foundation cracks occur in the first place. That way, you can determine what might be causing the cracks, and whether that is consistent with the prevailing conditions surrounding your home.  The following post explains the most common causes of foundation cracks:

Foundation cracks may be ugly and insightful, but not all cracks create structural problems. Cracks that are larger than 1/16 inch usually indicate trouble, especially if it allows water seepage. Several factors can cause foundation cracks to spread and widen over time, creating an entrance for unwanted pests and insects. The most common causes of foundation cracks are caused by the soil type, soil erosion, transpiration, and soil compaction.

  1. Soil Type: Expansive clay tends to absorb moisture and produce swelling in the soil. This causes movement in the ground known as settlement. Read full post at Bay Area Underpinning…

When foundation cracks are accompanied by other signs of foundation damage, such as windows that get stuck or misaligned doors, those are red flags. The best action to take in such a case is to contact the foundation experts in your area for a comprehensive inspection.

How Much Does Foundation Repair Cost?

Foundation repair costs will get any homeowner jittery. This is because unlike typical homeownership costs such as mortgage payments, you don’t really expect that your foundation will have problems. On the other hand, foundation problems cannot and should not be ignored, because rather than go away on their own, they’ll only become worse.

If you’re like most homeowners, you won’t expect foundation repair to be cheap. However, you also don’t want to pay more than you have to. Unfortunately, many people try to avoid these costs by completely ignoring the problem at hand. The following post explains why that is a bad idea:

The Ten Worst Things that can Happen if You Ignore Signs of Foundation Problems

Ignore an emerging foundation problem and here’s what you can expect…

  1. Continuously escalating repair costs.

If your refrigerator or vacuum cleaner is broken, you can have it fixed at any time without extra penalty. But the slow decay of a home’s foundation is a progressive process that will only get worse the longer it is left unaddressed. Read full post at Olshan Foundation…

Ignoring foundation problems will only lead to higher foundation repair costs later on. In addition, you may have a lot more damage to deal with then that will cost you even more. Ignoring the problem is really the worst option to take.

[caption id="attachment_316" align="aligncenter" width="300" class="center "] Image Courtesy of Pixabay[/caption]

Another option that you might consider is to perform the repairs yourself. This will eliminate the labor costs you would incur from hiring a company. The following post explores this option in greater detail:

Deciding Whether to DIY for a Foundation Repair

As far as major home repairs go, foundation repair tends to get most homeowners in a panic. You can practically see the dollar signs before your very eyes as you imagine your savings account running dry.

But foundation repair doesn’t have to be so drastic. In fact, it doesn’t even have to be scary. If you know what to look for, you can quickly spot foundation problems and address them yourself with tools you probably already have on hand.

And if the problem does require the help of experts, it’s best to call them as soon as possible in order to nip the problem in the bud. More complicated repairs will certainly cost you more money and have the potential to be more disruptive. Read full post at Working Home Guide...

While a DIY foundation repair may seem cheaper, keep in mind that you will still need to spend a significant amount of money on materials you probably don’t have at home. Additionally, it could take you a lot of productive hours to get it done, so a careful cost-benefit analysis would be necessary.

[caption id="attachment_311" align="aligncenter" width="300" class="center "] Image Courtesy of Pixabay[/caption]

So exactly how much does foundation repair cost? The most important thing to understand is that foundation problems can range from very mild to very extensive and even to irreparable. In the same way, the price range can be quite broad. According to Home Advisor, foundation repair costs can range from $450 for minor cracks to more than $10,000 for major repairs that involve the use of hydraulic piers. It really depends on the extent of the damage, as the following post elaborates:

Nevertheless, without a proper foundation inspection, it’s almost impossible to estimate the cost of foundation repair. The cost depends on the type of problem, severity and how long it takes to install the solution.

If you have a settlement problem that has resulted in brick cracks around your home, then a solution may involve installing multiple push piers – which could take more than one day to install.

Perhaps your foundation issue is isolated to one area of your home and only one pier is required to fix it. In this case, the cost will be less. However, any brick damage that also needs to be repaired could add to the final estimate. Read full post at JES Work...

It’s more advisable to spend your time identifying a reputable company in your area that performs excellent foundation repairs. Once you have identified the company, you should be able to get a foundation repair estimate.
